As you know, the PropTech ecosystem is thriving. In recent years the number of innovative players in the Belgian real estate value chain has multiplied: with 147 PropTech start-ups and scale-ups, the Belgian PropTech ecosystem stands for roughly EUR 180 million in revenue in 2019, and employs 1,935 FTEs.

To gain insight into this booming environment, PropTech Lab together with PwC decided to compile a PropTech directory that contains a selection of the PropTech solutions currently on offer in Belgium, based on positive outreach responses. This directory aims to generate awareness of PropTech in the construction and real estate industries, and to help all practitioners increase their innovation maturity.

The EU PropTech House (The Alliance of European PropTech Associations) uses the following definition of PropTech: short for Property Technologies, PropTech refers to any innovation (in terms of technology or business model) in the real estate value chain, in any real estate asset class (residential, office, logistics, retail, hospitality, healthcare, etc.).

This wave of innovation has an impact on all practitioners in the construction and real estate sector: architects, engineers, general contractors, product suppliers, subcontractors, developers, brokers, property/asset/facility managers, owners, investors and even end users.

PropTech is broken down into five subcategories, which have also been used in this directory:

  • Finance & Invest: this category covers the beginning of any real estate project, the selection of the site, the investment/financing phase
  • Design & Build: this category covers the design of the buildings and the execution of the construction works, up to the handover of the buildings
  • Market & Transact: this category covers the commercialisation of the building
  • Manage & Operate: this category covers the management of the buildings, as operator, property manager, facility manager or asset manager
  • Live & Work: this category covers any new technology, or service (e.g. access controls, air quality monitoring, community management solutions) which have an impact on the end user experience
